Do you have a home that is in bad shape and in need of costly repairs for it to be able to sell? Have you had potential buyers turned down for financing due to the shape of your home? Not interested in spending money on the costly repairs a house needs to sell on the regular market? Has every offer you’ve received come with the condition that you make expensive repairs? Looking to sell your Katy or Houston home as-is – and fast? We can help.
What does selling a house as-is mean?
It means that the seller is listing the home for sale, but is making it clear up front that they will not make any repairs to the home to sell it. When a buyer purchases a home as-is, they are doing so with the knowledge that the seller will not fix anything to sell the house and that any needed repairs will be the buyer’s responsibility.
What kind of homes are we willing to buy as-is?
When we say we’ll buy your home as-is, we really mean it.
- Inherited homes you need to sell filled with stuff you don’t want
- Hoarder homes
- Homes with severe pet damage
- Homes with flood damage
- Houses with foundation issues
- Houses with termites
- Homes with roof damage
- Homes that have caught on fire
- Homes with mold issues
- Homes with plumbing problems
- Houses with electrical problems
- Whatever the issue – we’re interested in making an offer on the home
Is it legal to / can you sell a house as-is?
Yes. As long as you disclose any issues you know of, it is perfectly legal to sell a home as-is. If you’re using the standard TREC one to four family residential contract, section 7D(1) contains a checkbox to state the sale of the home is as-is. As defined by section 7D:
“As Is” means the present condition of the Property with any and all defects and without warranty except for the warranties of title and the warranties in this contract. Buyer’s agreement to accept the Property As Is under Paragraph 7D(1) or (2) does not preclude Buyer from inspecting the Property under Paragraph 7A, from negotiating repairs or treatments in a subsequent amendment, or from terminating this contract during the Option Period, if any.
Remember that stating you’re selling a home as-is doesn’t mean a buyer cannot perform inspections, etc. if they request – and you agree to – an option period within their offer. Selling as-is means you’re stating up front that you won’t fix any issues their inspections may find.
Deciding whether to fix a house or sell it as-is
Whether or not to make repairs to your home or to sell it as-is is a personal decision. There are pros and cons to each. Making the repairs will likely allow you to sell your home for a higher price, but it also means an outlay of time and cash.
Selling the home as-is on the standard market could take a while to fetch a premium. Selling a home as-is to an investor like us means selling fast and without hassle, but it also means you could take home less cash than if you were to sell to a standard end buyer. You’ll have to decide which option best fulfills your needs.
How to sell a house as-is
Once you decide to sell your home as-is, you have a few options to make it happen:
Sell as-is through a real estate agent
If time and commissions aren’t a factor, you can list your home with a real estate agent on the standard MLS market. Occupant buyers are typically willing to pay more than investors for the same home, but finding someone that falls into that bucket might take a while. Finding financing for these types of homes can also sometimes be a challenge, even with a willing buyer. Selling with a Realtor also means paying commissions.
If selling your home on the standard market feels like the best option for you, you’ll find a Katy real estate agent skilled with as-is home sales here.
Sell as-is by owner
If time isn’t a consideration and you feel you have the ability to market your home properly – or your home is in a location where a for sale sign in the front yard would result in ample visibility – you can list your home for sale by owner.
Sell as-is for cash to a house buyer
If you need to sell a home as-is fast, a professional house buyer might be a fit. Companies like ours buy houses in any condition, can close in as little as ten days, charge no commissions on the sale, and pay cash. You can get a no-obligation offer for your Katy or Houston area as-is home from us here.
